Introduction

All bookings made with The Breakers, either in person, online or over the phone, are made subject to the terms of this Agreement and you are deemed to have accepted this Agreement once you have submitted your Booking Form or any payment is made in relation to the Booking (whichever is earlier).

 

Bookings & Payments

When making reservations, you will be required to provide personal information including your name, address, telephone number, email address and credit card details.

Payments must be made by Visa or Mastercard.

 

10% deposit is required to confirm your booking (non refundable) and the balance is due 90 days before arrival which will be automatically deducted from the credit card provided to us at the time of bookingIf the booking is made within the 90 days of arrival we will process two separate transactions, first the 10% deposit and then the balance remaining from your nominated card. If any deposit or final payment cannot be deducted from your credit card or is not received by us the within 2 business  days of you making the reservation, The Breakers reserves the right to cancel the Booking.

Reservations booked in advance do not constitute a legally binding agreement until The Breakers confirms that a deposit payment has been made on the Booking and you receive written confirmation to your nominated email address from The Breakers that the payment has been received and the Booking has been confirmed. A booking of 3 nights minimum is also required.

 

Group Bookings

Our group booking policy is 4 or more bungalows. For group bookings a 50% deposit is required to confirm your booking (non refundable) we will process two separate transactions, first a 10% deposit and then a 40% within 2 business daysFinal balance will automatically be charged to your nominated card 90 days before arrival. The same cancellations apply. 

Check-in and Check-out

Plane days are Tuesdays and Fridays.  Check-in and out dates are restricted to Tuesdays and Fridays.  When you arrive, we will be there to greet you at the airport then take you to The Breakers to settle in. Tuesdays Check- out is 12pm and Fridays Check-out is 8am due to flight schedules.

Theft or Damage to Property

You accept full responsibility for any loss, damage or destruction to the property by you or any or you co-occupants or invites. You agree to pay for such damages in full upon demand and agree that the credit card provided will be charged in full for the cost of any replacement or repair to the premises caused during the above stated period. You agree that your liability for this bill is not waived and you agree to be held personally liable in the event that the indicated person, company or association fails to pay for any part or the full amount of these charges.

 

Child Policy

The Breakers was designed for adults, whether they be couples, friends, siblings, mother and daughter or just travelling solo, so it’s rare to bump into a guest who is under 18. Our team will always be happy to discuss any exceptions.

 

Smoking Policy

The Breakers is a strictly no smoking premises. For safety and to assure that our facility is not exposed to items or actions that create odour that is difficult to remove from the air, carpet, walls, and furniture we do not permit smoking, e-cigarettes, incense, candles, mosquito coils or diffusing essential oils  in the rooms, bungalows, gardens, balconies, common spaces or anywhere on the property. Should you (or any other person staying with you or visiting The Breakers) be found using these items in scent or burn marks, The Breakers reserve the right to charge a minimum cleaning fee on $250.

 

Cancellation Policy

As a remote location with replacement bookings difficult to achieve we have made our policy as follows,

Cancellation 90 days+ before arrival: Full refund, minus your deposit and 100% transferrable if alternative dates are booked..

Cancellation 89-31 days before arrival: 100% transferable (non refundable).

Cancellation 30 days or less before arrival: No refund, not transferable.

No refund will be given for events beyond our control, such as non-arrival, unused nights, itinerary changes, or additional expenses incurred as a result of airline or weather disruption. Therefore, strongly recommend that you have comprehensive travel insurance when travelling to Cocos Keeling Island to cover contingencies.

Any Booking Credit not redeemed at the expiry of the 12-month validity date will be forfeited in its entirety.
